Undercounter refrigeration lives in the hardest place in the house. It is shallow, it has almost no compartment volume to work with, its coil is inches from the floor, and it is usually installed where the traffic is: an island, a bar, a butler’s pantry, a covered patio. On the beaches, that last one is where most of our undercounter work comes from.
Why a 24-inch cabinet is not a small built-in
A full-height built-in has room to be inefficient. An undercounter unit does not. The condenser is small, the airflow path is short, and the toe grille that feeds it sits at the exact height where floor dust, sand and pet hair concentrate. Restrict that grille by a third and the machine has no reserve capacity left to hide the loss.
This is why undercounter units fail differently from their full-height relatives. A built-in with a fouled coil drifts warm slowly over months. An undercounter unit with a fouled coil simply runs all the time and stops making the last five degrees, often within one hot week.
The other structural difference is drainage. Meltwater in a shallow cabinet has very little fall to work with, so a partly blocked drain shows up as standing water in the bottom of the compartment far sooner than it would upstairs.
Outdoor units on a salt coast
Sub-Zero’s outdoor-rated undercounter refrigeration is built for exterior installation, and it holds up well — but “outdoor-rated” is a specification for weather, not a promise about chloride. A unit in an outdoor kitchen a few hundred feet from the water is breathing undiluted marine aerosol every hour it runs. Everything that happens to an indoor condenser over three years happens to this one faster.
What we see on patio installations, in rough order of frequency:
- Condenser fins loaded with a salt-and-lint film that a hose will not touch and a pressure washer will destroy.
- Corrosion at fasteners, hinge pins and the fan shroud, well ahead of any cooling complaint.
- Cabinets installed into a masonry surround that leaves the grille with less clearance than the specification calls for, because the surround was built to a drawing rather than to the appliance.
- Standing humidity inside the compartment overnight, because the unit sits in a shaded enclosure that never fully dries.
The fix for most of it is interval and airflow rather than parts. A patio unit on this island wants its coil cleaned several times a year, and it wants the surround checked once, properly, so that it is not fighting its own installation for the rest of its life.
Drawer units
Refrigerator drawers add a variable that a door does not have: the seal is horizontal, so gravity is working with the gasket at the top and against it at the bottom. A drawer that is loaded heavily and cycled often will eventually sit a fraction low on its runners. The gasket then seals at the top edge and breathes at the bottom corners.
That presents as sweating around the drawer front, or as a thin ring of ice at the gasket, or as an interior that is cold at the back and merely cool at the front. We set the runner and the closure first and only replace the gasket if it has genuinely lost its set, because a new gasket on a mis-set drawer does the same thing within a season.
The diagnosis we run
Set point versus actual, measured with our own probe rather than the display. Grille clearance and exhaust temperature. Coil condition photographed before cleaning. Fan output. Drain path. Door or drawer closure and gasket contact around the full perimeter. Then a full cycle watched from cold, because an undercounter unit that looks fine at the moment of arrival will often show its fault in the first pull-down.
