Fitting a built-in into an older beach cottage
A field note on retrofit installations in older beach houses, and the clearance mistakes that cost cooling capacity for years afterwards.

A good part of the housing stock on this island is older beach cottage, and a good part of that has had a kitchen renovated at least once. Fitting a full-size built-in or a pair of columns into one of those kitchens is entirely doable. It is also where most of the long-running, never-quite-diagnosed cooling complaints we see were created.
The faults are all installation faults, and every one of them is cheaper to avoid than to live with.
Clearance is not optional and it is always the first casualty
Every built-in and column has a specified clearance for intake and exhaust. It is not padding. The condenser has to draw room air in and push hot air out, and the specification describes the minimum geometry in which that is possible.
In a cottage kitchen the opening is usually the constraint. The framing allows what it allows, the cabinet has to go somewhere, and the clearance is quietly sacrificed to make the doors line up. Sometimes it happens at installation. Just as often it happens years later, when a trim carpenter rebuilds a toe kick a half inch deeper, somebody adds a filler panel, or a case of water gets stored in front of the grille.
Once the compartment cannot exhaust, the condenser is breathing its own hot air. Head pressure rises, run time rises, and on the hottest week of the year the cabinet gives up its last few degrees. That is a hard fault to diagnose from the front, because everything inside the machine is working correctly. It is being asked to do something impossible.
We measure clearance and exhaust temperature before opening anything, on every call. If the opening is wrong, every other reading is contaminated.
The floor
Older cottages sit on older floor systems, and some of them have real deflection. A built-in weighs what it weighs, arrives on a levelled base, and depends on that base for door alignment, drawer travel and gasket contact across the full perimeter.
Level it on a floor with spring in it and it will be level while you are standing there. Load it, close a heavy panelled door a few thousand times, and it may not be. The symptoms arrive months later as a door that does not pull itself shut on the last inch, a drawer that binds, or frost concentrated on one side of a freezer section.
Check level again a month after installation with the cabinet loaded. It takes two minutes and it is the single most useful follow-up in this whole process.
The circuit
Older kitchens often have fewer dedicated circuits than a modern appliance layout expects. A refrigeration cabinet sharing a circuit with countertop appliances is not an immediate failure, but it is an intermittent problem waiting for a party, and intermittent electrical faults are the most expensive kind to chase because they never happen while a technician is in the room.
This is an electrician’s job, not ours. Sort it during the renovation, when the walls are open and it costs a fraction of what it costs afterwards.
Where you point the grille
This one is specific to the beaches. A cabinet whose intake faces an exterior door or a slider that stays open in spring and autumn is being fed marine air directly. The salt film on the fin pack builds noticeably faster, and the cleaning interval has to come down to match.
If there is a choice during planning — and there sometimes is — put the intake away from the path of outside air. If there is no choice, then simply know it, and put the coil on the shorter schedule from day one rather than discovering it three years in.
Panels and hinges
Custom door panels add weight at the outermost edge of a door, which is the worst place mechanically. Hinges here also live in salt-laden air. The combination shows up over years as a door that hangs a fraction low and seals on three sides.
Weigh the panel before it is built if the joiner will let you, keep it as light as the design permits, and have the hinge hardware inspected annually. A door that closes properly is worth more to a cabinet in this climate than almost anything else you can do for it.
