A built-in Sub-Zero is a cabinet that happens to be a refrigerator. It is fitted
flush into joinery, it carries its own weight on a levelled base, and it vents
through a grille that is often the only part of it a homeowner ever thinks
about. That construction is why these units last decades, and it is also why a
small fault is worth catching early: the failures that end a built-in are almost
always slow ones that had visible symptoms for months.

## Two systems in one box

The built-in layout runs separate refrigeration circuits for the fresh food
section and the freezer section rather than sharing cold air between them
through a damper. That is a real advantage — the freezer stays dry, the fresh
food side stays humid, and odours do not migrate — but it changes how you read a
complaint.

If the freezer is holding and the fresh food side is warm, you are not looking
for one universal cause. You are looking at that section's own evaporator, its
own fan, its own defrost path and its own control input. A cabinet that is warm
on both sides at once points somewhere shared: the condenser, the compartment
airflow, or the power feed.

That is the first question we settle on site, because it decides everything that
follows.

## What actually goes wrong on the beaches

**Door seals and the last inch of travel.** A magnetic gasket that has taken
years of humidity goes stiff, loses its set, and stops pulling the door closed
on the final inch. The door looks shut. It is not sealed. Humid Duval County air
walks straight into a cabinet held around freezing, and the evaporator turns
that moisture into frost, which is why an unsealed door usually presents first
as a frost complaint rather than a warm one. We check the gasket cold, not warm,
and we check the hinge before we blame the gasket — hinge hardware corrodes
here, and a sagging door will defeat a brand-new seal.

**Drain lines.** The fresh food evaporator sheds meltwater every defrost cycle,
and that water has to reach a pan under the machine compartment. Silt, a piece
of produce skin or a slug of ice will stop it. The water then finds the lowest
point in the cabinet, which is generally under the crisper drawers. Pooled water
under the drawers is a drain complaint until proven otherwise, not a seal
complaint.

**Machine compartment loading.** This is the one that is specific to where you
live. Marine aerosol pulled through the grille leaves a salt film that lint
sticks to, and a matted condenser raises head pressure, run time and compartment
temperature all at once. A built-in with a smothered coil will hold temperature
for a long time before it fails, which is exactly why people are surprised when
it does.

**Control boards and storms.** This coast sees roughly sixty-eight thunderstorm
days in a year. Boards here do not usually die from one dramatic event; they die
from repeated surge exposure that degrades a supply section over several
seasons. Symptoms are intermittent and maddening — a light that stays on, a fan
that runs when it should not, a display that resets. We test the board's inputs
before condemning it, because a sensor lying to a healthy board looks identical
from the outside.

## How the visit goes

We start with the readings, not the parts. Cabinet temperature at several
points, evaporator behaviour through a full cycle, condenser inlet and outlet,
compartment ambient, door closure and gasket seal, and the drain path. Most of
that is done before a panel comes off.

Then you get the finding in plain language and a written estimate before
anything is ordered. If the repair is not worth doing on a particular cabinet —
and occasionally it is not — we will say so, and we will tell you what the
replacement conversation actually involves for a flush-fitted unit in a beach
house, which is rarely as simple as swapping a box.

## What we will not do

We will not guess a part into the machine and see whether it helps. We will not
clean a condenser and call it a sealed-system repair. And we will not describe
