Isle of Palms sits on the Intracoastal side of Jacksonville Beach, roughly a
mile and a half from the Atlantic. On the exposure scale above it lands in the
middle of the track, and that middle position is more interesting than either
end, because the failure mechanism changes rather than simply weakening.

## Less spray, more damp

Direct marine aerosol drops off sharply once you have a mile of houses and
canopy between you and the surf. Condensers here do not collect the bonded
salt-and-lint felt we photograph on the numbered streets. What they collect is
ordinary household dust, which is easier to remove and far less aggressive to
aluminium.

What replaces it is water in the air that never really leaves. A waterfront
property on a tidal creek or canal sits in air that stays close to saturation
for long stretches, particularly overnight and particularly in summer. A machine
compartment in that environment does not dry out between cycles.

The result is corrosion driven by persistent humidity instead of by deposit.
Fastener heads bleed rust. Fan shrouds and brackets pit. Hinge pins stiffen and
then drag. None of it looks dramatic on any single visit, and all of it compounds
over years. On this side of the island we spend more of a visit on hardware and
less on the fin pack than we do three streets from the dune.

The water is brackish, not fresh, so there is still chloride in play — just
delivered as humidity rather than as spray. It is a slower version of the same
process, and it concentrates in the places air moves least.

## Docks, garages and second refrigeration

Houses on the water here tend to have a dock, a lift, a garage that does real
work, and refrigeration in more than one location. That second or third cabinet
is usually the one that gets neglected: an undercounter unit at the dock end of
a covered patio, or a beverage cabinet in a garage that spends July at ambient.

Two things go wrong with those installations. First, they run at high ambient
temperatures for months, and a refrigeration system asked to reject heat into
hot, humid air has no reserve capacity left when its coil is also partly loaded.
Second, they sit in enclosures that never dry, so the corrosion clock runs on
them faster than on anything in the conditioned house.

If you have a unit in that situation, it wants its own schedule. We will tell
you what that is on the visit rather than applying the kitchen's interval to it.

## Access is part of the job here

Canal and creek lots are often long, with the kitchen a good distance from where
a van can park, and a fair number have the main living level raised. That
matters for anything involving a heavy cabinet or a compressor. We ask about it
when you book, because knowing in advance is the difference between a single
visit and two.

## Defrost water has to go somewhere

Every frost-free cabinet melts the frost off its evaporator on a schedule and
drains the meltwater to a pan under the machine compartment, where it is meant
to evaporate. On this side of the island both ends of that arrangement work
harder than the design assumed.

Air that stays close to saturation means more moisture carried into the cabinet
on every door opening, which means more frost forming on the coil, which means
more water to drain at every defrost. At the other end, a pan trying to
evaporate that water into air that is already nearly saturated does it slowly,
and a pan that never dries becomes a corrosion site in its own right.

The failure that follows is a drain that narrows and then blocks. Water backs up
under the evaporator, freezes there, and the next defrost cannot clear it. What
the household sees is ice building in the floor of a freezer, water appearing
under a drawer, or a puddle on the kitchen floor with no obvious source — and
none of those look like a drain until someone runs it.

So we run drain paths with water rather than looking at them, and we inspect the
pan and the metal around it while we are underneath. It is a ten-minute check
that prevents a repeat visit, and on waterfront lots it earns its place every
time.

## What we do on the visit

Logged readings rather than a snapshot, hardware inspected specifically for
humidity corrosion, drain paths run with water, closure checked around the full
perimeter, and every coil photographed before it is touched. You get a written
finding, a written estimate before any part is ordered, and genuine OEM parts.
