The numbered streets closest to the water are the shortest exposure distance we
work at. From the dune line to a kitchen on First Street is a matter of yards,
and there is nothing between the two — no tree line, no second row of houses, no
terrain. When the wind is onshore, which is most days, the air arriving at the
back of your refrigerator is the same air that was over breaking surf a minute
earlier.

That is not a poetic observation. It is the operating environment of a condenser
fan that moves room air across a coil every time the compressor runs.

## What the first few blocks do to a machine compartment

Marine aerosol is chloride in solution, carried as droplets too fine to see. It
settles on everything, and on this stretch it settles constantly rather than
seasonally. Salt is hygroscopic, so what lands does not stay dry: it holds a
film of moisture on aluminium fin and steel fastener alike, and household lint
bonds to that film instead of blowing through.

The practical consequence is that a condenser in these blocks does not collect
dust. It collects a mat that a vacuum nozzle rides over. Below it, aluminium and
copper sit in contact with a salt electrolyte, and the fins begin losing
material at the leading edge — the white or pale-green bloom we photograph on
almost every first visit within sight of the ocean.

We plan on cleaning coils here three to four times a year. Further inland, twice
is fine. That difference is the single most useful thing we can tell anyone
living in the first five blocks.

## The housing stock, and why it matters

This core is a mix: older beach cottages on small lots, oceanfront and
near-oceanfront condominium units, and newer construction squeezed onto the same
footprints. All three create the same service problem in different ways.

Cottage kitchens were not built around a 48-inch built-in. When one goes in, it
goes into an opening that has been enlarged as far as the framing allows, which
usually means the clearance around the grille is the first thing to be trimmed.
A compartment that cannot exhaust recycles its own hot air, and on a hot August
afternoon in a room three doors from the sand that is enough to cost you the
last few degrees.

Condominium units add access. Service lifts, loading windows, parking that is
metered or absent, and a machine compartment that vents into cabinetry designed
by somebody who never had to reach it. We ask about access on the phone because
it changes how long the visit takes, not because it changes what we charge.

Older cottages add one more variable: people here open the windows. Spring and
autumn on these streets are genuinely pleasant, and every hour of that pleasure
puts marine air directly into the room where the appliance breathes.

## Parts, and what a serial number decides

One thing worth knowing before you need it: parts for this equipment are ordered
against the serial number, not the model number. A production run can change a
gasket profile, a hinge, a fan assembly or a control revision without changing
the name on the door, and a part that fits a cabinet built in one year will sit
a few millimetres wrong on one built three years later.

That is why we photograph the rating plate on the first visit and keep it, and
why an estimate for a part is not something we can give over the phone from a
description of the symptom.

Availability is the other half of it. Ordinary wear parts — gaskets, fan motors,
thermistors, water valves — are usually quick. Electronics and sealed-system
components are not always, and being three streets from the ocean does nothing
to improve a lead time. We tell you the wait before you commit, along with what
the cabinet can safely be asked to do in the meantime and whether it is better
run or shut down.

## Storms

This coast averages about sixty-eight thunderstorm days a year. Control boards
rarely die from a single event; they degrade from repeated surge exposure over
seasons, and the symptoms are intermittent — a fan that runs at the wrong time, a
display that resets, a light that stays on. We test what the board is being told
before we condemn the board, because a sensor lying to a healthy control looks
identical from the front.
